This weekend I attended the Orange Bowl Tournament at the Miami Lakes Golf Course, and somewhere between the sunshine, the players, and the silent auctions… I couldn’t help but think — golf and real estate are actually the same game.

Right now, we’re standing mid-fairway — the setup is strong. Supply is limited, demand is growing, and interest rates still leave room for negotiation.
What’s truly interesting is what doesn’t make the headlines. A large number of transactions are happening off market — discreet, high-value deals where buyers secure dream properties directly from developers or private owners. These hidden sales reveal the real pulse of today’s market — stronger than what official reports show.
If I had to compare it, I’d say we’re standing right at the middle of the fairway — the ball is perfectly positioned. Conditions are good, demand is increasing, but with mortgage rates still higher than post-Covid lows, there’s room for smart negotiation before making that winning swing.
All signs point to continued growth as we head into 2026 — and this fall feels like the perfect moment to play the next great shot.
